The main house is of Georgian origin, probably around 1800 and has been substantially altered and added on since then. We are hoping to add rooms in the main house to the letting rooms in the Coach House in the next twelve months. The Coach House is quite literally that, and possibly an earlier and certainly more primitive building than the main house.
It was converted in 1990 and provides double, twin and single en-suite rooms, a double with a private bathroom and a single with a private shower room. If we are lucky enough to have you stay for a night or two or more in the Coach House, we would appreciate your comments on our standard of care. We have tried to think of all the equipment you might need to make your stay pleasant and relaxing but no doubt there will be things we have overlooked. We hope you will be comfortable.
The Guest House is staffed throughout the day so that someone will be here to welcome you. If you book by telephone, we would appreciate being given some idea of your time of arrival. Unless there is a special request for an earlier start, breakfast will be served from 7.00am until 9.30am. We have a passenger lift for those staying in the rooms upstairs.
If you are more comfortable with a shower but have an en-suite bathroom, then we have a shower in the downstairs toilet, equally if you have a shower en-suite then there is a bathroom with a bath along the landing upstairs. There are no awkward steps up or down on the ground floor.

An additional 10% discount will be allowed for stays more
than 2 nights.
Prices for children sharing with parents to be negotiated. All prices are
inclusive of breakfast and VAT.
A deposit of £10.00 is required on booking, most credit cards accepted
and the balance will be due on your arrival.
Provisional bookings will be held for four days awaiting deposit, after which
they will be cancelled.
Guests may cancel bookings up to 48hrs without loosing their deposits. Failure
to cancel bookings means a lost deposit.
Various other services are available. If you happen to arrive late a snack supper can be prepared for you of your choice when you arrive; if you are going out for the day a packed lunch is also available. Prices for these are found in the menu and wine list left in your room. If an iron and ironing board or a hairdryer are required these are freely available , please just ask the staff.
We usually have literature from the local tourist information office and the local weekly newspaper which gives details of other events. Please ask the staff for any further information.
As a guest you will also need to know, and will be shown by a member of staff, the fire exits and fire equipment. There are fire procedure notices in the halls of both buildings and by the rear exit doors. In an emergency there are five 10p pieces sellotaped to the pay phone and after hours the number to ring is 01366 387196, this is the proprietors number and will be answered immediately. Each room has a smoke detector and all the doors are fire doors some being magnetically closed when the fire alarm sounds.
Two final things, we have a flexible policy on smoking which means that we are happy if you safely smoke in your own room and we have provided a smoking sitting room immediately beyond the reception area , and of course we are happy that you smoke in the walkway and in the garden on warm summer evenings, but we would be very grateful if you did not smoke in the restaurant or the breakfast room in the Coach House. And of course we are happy to accommodate your beautifully well behaved dog, in your room, in the garden but not sadly where there is food being served. Downham Market is a small old fashioned market town with the tremendous asset of a railway station which take you to Cambridge in 40 minutes and to London in under two hours. We have a market on Friday and more stalls on Saturday, we have a hotel, four pubs, many eateries like a Tandoori, two Chinese, two fish and chip shops, a kebab house, a thai and a pizza restaurant. Nearby in Denver you have the Jenyns a riverside pub, and at Stow Bardolph the Hare Arms. We are very central for visits to Ely, Sandringham, Hunstanton and the whole of the North Norfolk Coast.
